What reliable and inexpensive construction websites can you recommend to buy construction materials ?

Dear BP family,

I'd like to find out from people who have experience with tenants in multi family houses (triplexes).

What type of people usually rent it? Are these tenants more risky than the regular SFH tenants, because they can't afford to rent SFH?

Dear BP family,

From your personal experience (or profound knowledge even better:)- when assessing/appraising the property, the appraisers do it based on :

1) Average Absolute value of similar-size houses in the 0.3 miles radius?

OR

2) Average Price per sq. foot of similar size houses in the 0.3 miles radius (multiplied then by the actual square footage of the assessed property ?

Of course- assuming all the rest futures are the same (HVAC/rehab standard, garage, etc)

I was wondering, do you make your contract sign any forms, attesting that he is satisfied and agree with the final payment, when you transfer him the final payment, to make sure he won't have any claims against you and won't put a lien against your property.

Dear BP Family,

I have a philosophical/theoretical question which many of you might have faced already on your path with real estate ( I am just trying to figure out what are the pros and cons of flip vs. refi):

Total investment in a property $150K (purchase price+ rehab costs).

Estimated selling price = $200K Estimated ARV for refinance= $200K

What are the main differences from the financial point of view of 2 types of action: to refinance or to flip? (getting more money from the sale which enables you to buy more properties in the future vs. current appreciation)

What are the main pros''s and cons of each choice?

Why do people get so happy when they get more money than they invested via refinancing, at the end of the day it's a loan which they have to pay back?
