Dear BP family,

I was wondering if anyone of you has any experience applying/getting the regular non-covid related SBA loan for real estate purposes?

What's the application process? How do I apply?

Any helpful information is really appreciated?

Thank you all in advance,

Eli M

Dear BP family,

I was wondering, what are your thoughts about empty lots next to your property, is it a risk factor for your property? Also, how can I find out what's the history of that lot? I am just thinking if they will start building there something, it might destroy my property, or maybe there are underground waters, so they kept that lot vacant? (there're two empty lots on the block).I am about to sign a contract for a property in west Philly (19139) and I see on google maps there's an empty lot adjacent to it, maybe it's not there anymore because the pictures are from August 2019.

Thank you all in advance,

Eli

Dear BP family,

Once I have a commitment letter from the bank for 60 days, can the bank cancel the refinance deal or can they change terms due to the current coronavirus situation?

Thank you all in advance,

Dear BP family,

Is there a way I can find out what's considered finished, semi-finished and unfinished basement for appraisal?

What exactly do I need to do, so that appraiser will consider my basement finished or semi-finished?

Thank you all in advance,

Eli M

Dear BP family,

I really hope all of you are safe and healthy. Is there a way to professionally inspect a property and to know for sure whether there's structural damage and/or a leak in the basement, or dampness in the walls?

Also, what key points would you recommend to inspect for in a case when a buyer is doing full gut renovations?

Dear BP family,

I was wondering, for a portfolio of SFH what kind of policies do you get commercial or personal?

Thank you all in advance,

When I filled out the application I just grabbed the big items that can be argued as COGS: Interest, Taxes, Insurance, Utilities, repairs and maintenance.

Now I'm wondering if putting in principal paid on mortgage loans can be argued as a COG in this case.

Essentially SBA's loans are here to help landlords with cashflow problems.  Part of my outgoing cash flow is my mortgage payment.  P&I.

Anyone have thoughts on this?  Thanks!

WHAT'S the maximum amount of the loan?

Hi,

I went on the SBA website and over there it says only up to $10k, how can I apply for the $2mm loans?

Dear BP family,

I was wondering, are landlords entitled to this SBA loan which will be forgiven ( I think it's also called PPP)?
