Hey Aaron!

I think it is awesome you have your eyes set on the future and want to set yourself up for when you feel you are ready to invest.

It seems that you are looking for a "mentor" that will help you learn the fundamentals as you progress which is great; however, a lesson I learned is that it is difficult finding a reputable mentor without offering some sort of "value." One thing I find almost ALL successful investors value is their TIME. If they are going to exchange it, then I would generally assume they are more willing to do so for something in return. Maybe that is bird-dogging deals once you learn how to evaluate deals, maybe it is cleaning up their flips/rentals, etc. Get creative!

Since you asked for constructive things you could do, I would first suggest learning as much as you can from BP. There is quite literally EVERYTHING you need to know, short of actual tangible experience, on this site for someone to get started. @Brandon Turner hosts weekly webinars which hold SO much value. The forums are a great place where you can virtually rub shoulders with giants who have tons of success and often openly share what they have done.

Hey @Charlie C. ! First and foremost, as most of us have mentioned congrats on killing it with your main career. I'm not too much older than you at 24, but guys like you make me want to work even harder to catch up!

Everyone has given stellar advice so far. I would echo the advice of others and get involved with your local REI community. This may mean meet-ups, but I wonder if there is a way for you to merge your current work with software engineering and providing value to a potential mentor? I'm not exactly positive how that marriage would occur, but maybe there is a way for you to exchange work in order to gain some valuable knowledge all while making great contact(s).

Hey @Denise Chavez ,

What goals do you have in REI? I would take a look at where you want to be in a few years and see if investing in that SFH is in line with them.

If your heart is in multifamily but you can't afford to purchase a property on your own yet, have you given any thought to a partnership? Maybe you have family members/friends/colleagues who would partner with you on the property for a percentage interest? I know some people are adverse to partnerships; however, I think it is always a good idea to exhaust your options before making a decision that might leave you feeling like you "settled" for a property.

@Chanch Edwards welcome! Although I'm not in the state I was visiting family in ATL this month. Hard not to get excited about your market. What got you interested in REI and taking the jump over to post on biggerpockets?

@Bobby Nilsen congrats on the success!

You mention that networking and utilizing what the speakers said as one of your keys to growth. 

Without getting into too much detail (unless you want to), what exactly did you do to "utilize" their knowledge?

As someone just getting into real estate, it can seem very daunting at times; however, the more time we spend on here the easier it is to realize the opportunities are out there and we just have to put in the effort to make it work.

Any advice you would give to those just starting out?

Hey guys/gals,

We are hearing it in podcasts, blog posts (recently on the BP Blog), maybe around the proverbial water cooler, there is the talk of an inevitable downturn in the RE market.

Whether you believe in it or not, think of it as a hypothetical.

How would you adjust during the downturn to ensure that you are affected as little negatively as possible?

Any ideas how you may PROFIT during such a time?

Jeff Berry First things first, give yourself some praise! You may think you are just being honest with yourself, but your tone conveys some negativity. I am new to REI as well. Although my market isn't the hottest, it is decently competitive, so it can seem really intimidating at times. I believe your first big step is to acknowledge you are doing something great by showing interest in REI. List out your goals, you "wants," your "whys." This can give you a good snapshot of what you are looking towards and can start you on the path of how to get there. If you're at all interested in talking about starting off, i'll gladly lend an ear! Shoot me a message!
