You ask a great question, I ranked my site from ground zero to #1 between 3 to 4 months. But try to see it this way.

Ranking 1 is just half the battle, You need your site to be credible as well. SEO and credibility are opposing forces. It takes skill to cater to both.

You don't have to wait till you rank 1 to make money from good SEO. You can in theory make your site credibly in a day. Once credible drive traffic to your site manually, WHILE you do the SEO thing. This way you make money immediately while getting your site ranked #1.

That will fund your lifestyle or SEO antics continuously until you actually rank 1, and quit paying for any type of marketing.

I am confident it could take between 3 and 5 months to rank #1 if you know what you are doing.

Note though... if you did ALL there is to do concerning SEO in a week, you WILL get penalized by Google. The trick is to be organic....  somethings just HAVE to take time or you will be de-indexed. If you get 300 backlinks in a day google will terminate you. That is just not organic/natural.

I will hit you up and we can have a session where I evaluate your site and go from there!

Interesting stuff!  Admittedly I'm green to it all. 

I'll need to do a few things on my end before I waste any of your time. Seriously, your time should be spent continuing to develop the robot master race that will eventually put us all out of commission (I'm looking at you Boston Dynamics) and continuing to help those who are ready.

I'm transitioning from an active agent to putting my focus on REI. My main focus right now is becoming a bloodhound for good deals. I've got an abundance of time on my hand, but I never want to spend my time inefficiently just because I have it, I have a desire to be effective and work hard in conjunction.

Not entirely sure as to the best route for moving things forward, or what "step 1" would be. I'll be most likely leaning towards the carrot platform; however, I know there is a sea of people who use it suboptimally, so I'll need to make sure I do things the right way.

If you don't mind, I'd love to keep in touch. If there are any resources available to get started that you would point to as I begin my bootstrapping, I would be grateful.

Joe, 

Are there specific questions you are repeatedly getting wrong? After five times, you should have an idea of what questions are stopping you.

Additionally, don't worry. The crappy thing about the tests is that you have to pass them.  The great thing is that they mean absolutely jack **** once you pass them :)

Hey @Jerryll Noorden, just wanted to commend you on providing some serious value and real wit to the forums!  Clearly you have the ability to understand and dissect different issues on both macro and micro levels.

Im curious: If someone starts with you and needs to build everything from the ground up, what would that estimated length of time be?

@Cody Godfrey it sounds like you're making the right move going towards the duplex. Think of it this way: The money you are paying, you would still be paying otherwise, correct? Now it is going towards somewhere you are building equity. Additionally, someone else is helping you build that equity...that's a win. Now, if you've run the numbers like you said, upon moving out you will be profiting 2-600/mo? That sounds like a great play. It may not be the "rockstar" deal we all hope to land on our first-go; however, it seems like the general consensus is that getting your foot in the door is the hardest part, and once you get 1 deal under your belt you are poised to do more. 

Just make sure you run the numbers diligently and you'll be in good shape!

Congrats on taking steps towards making it happen man! I'm following right behind you!

Like others have said, thank you for the detailed post. An additional option for people who are in the RE industry or those that have connections to it is to have a title company pull the same type of list for you.

My county auditor site is a nightmare. After reading your post I finally pulled the trigger and asked my title rep to pull a similar list for my area.

 Most definitely! Finding someone who has complementary skill sets, shares your values/goals, and is willing to communicate openly are (in my opinion) the cornerstone of a functional partnership in any area of life. You don't want to go into an investment with someone you can't trust, and you shouldn't go into an investment if you are uncomfortable with who you're investing with.

@Joe Splitrock haha fair play on the quote reversal! A good partnership is based on complementary skill sets, shared values/goals, and communication. If you can establish those pieces you are at least starting on the right foot. OH, and having absolutely EVERYTHING in writing!!

I have owned only one business with a partnership, and it was with one of my best friends, so my experience is limited; however, I will say we made sure everything went smoothly because we did our absolute best to keep things transparent...meaning ALL of the good and ALL of the bad. 

I have no opposition to going it alone, just the same way that I know a good partnership can help me excel in areas where I lack. 

Either side of the partnership coin can work! It comes down to what we believe will work for us in the end. If you go into a partnership dwelling on the loss of control, the shared profits, and the potential headaches it may foreshadow what you experience. Just like the flipside can be true for going it alone.

Hey @Nathan Ku ! I'm new to the MFR space as well!

Have you thought at all about partnerships? This may give you the opportunity of greater purchasing power and potentially different property classes. Of course, it comes down to comfortability with your business partner; however, like we always hear, "50% of one deal is better than 100% of no deals." Just some food for thought.

I feel that every property class is going to have its own set of challenges and hills to get over, and your decision on where to invest comes down to what you feel that you will be able to deal with.
