@Brady Bisgaard We bought our house in November 2020 here in Roseville (north of Sacramento by about 30 minutes) and used a 5% down conventional loan as we are owner occupied. We are doing a rent by the room househacking strategy, so we bought a 6 bedroom house and have 6 roommates. It's a full house lol, BUT it covers our mortgage in whole!

I have a few lenders I would happy to suggest that we really enjoyed working with. Feel free to message me :)

@Chris Carr Wow what helpful links! Those for providing those! I'm excited to see what comes of 29 Palms, it's a cool town with some pretty neat little shops down there already. Just needs a little TLC haha.

@Nick Peterson Yes we will be doing STR! I'm working on coming up with a spreadsheet for all the furnishings, prettttttty fun *sweating emoji*

Hi Steve! First of all congrats on making the leap into investing! It sounds like you're planning on living in the house as well as investing.. so maybe a househack? My husband and I are househacking in Roseville (so Sacramento area) and it's working great for us. We bought our house in November 2020 so are still relatively new but have learned quite a few lessons along the way. Would be happy to connect!

HI David! Great question!

I personally am always on the side of holding the property as you can use it to cash out refi/HELOC for another property. It sounds like that's what you ended up doing?

Hello Nick! It looks like you've done your due diligence super throughly! We are actually in escrow on a house in Yucca Valley right now. We were making offers in 29 Palms too, but our offer in Yucca was the one that got accepted. I think that would be a great place to buy as I think we'll see a lot of positive change there in the next coming years. A relator there told me they're planning on putting 10s of millions of dollars into revitalizing the downtown (disclosure -- I haven't researched it on my own yet)

I can't wait to see what you pick!

How did everyone feel about the most recent bonus Monday podcast with David Greene hosting?

I personally loved it! I love that they’re providing extra content for us and I found a market update super helpful as the market is changing so quickly. I was a big fan of how data driven and factual their discussion was. Great speakers/guests!

I think this version and mindset episodes are my favorites. What do you think?
