Hey Amery! I agree with a lot of what @Dave Skow said. Some condos have good rent to purchase ratio, but the HOA can throw a wrench in your plan pretty suddenly. Duplexes are pretty competitive in Sacramento, but great options!

Hi Joseph! This is an interesting question because it truly just depends on what you're hoping to get out of your home. It seems like you and your wife may have been considering upgrading for a little while now. Has your family grown? Or are you looking for a home geared more towards entertaining and open spaces? There's no right or wrong answer to this, it's all about what makes you comfortable and happy! As far as the larger monthly payment goes; there are ways to offset that increase in your monthly payment such as renting out a portion of your home to either a STR, LTR, mid term tennant OR websites like https://www.neighbor.com/ where you can rent storage space if that's what you want to do.

This is our first STR, so far we've had two mid term tenants and they've been really great so far. It was a ton of fun setting up and getting styled for the photos :)
