Hi Prachi!

I have a friend that does furnished finders in Sacramento and they were able to rent out a single room extremely quickly and for a great price to a nurse in the area.

Hi Sean! I live and invest in Roseville and love it here. We've seen quite a bit of appreciation in the past year in our house and love the neighborhood feel of the area. There is quite a bit of shopping and restaurants in the area as well.

Hi Kevin, congrats on your current success with STR, that's awesome! I would think any local FB groups that centers around vacation rentals/investors would be a great place to start as many of those people are looking for vendors. I would also suggest attending local meetups as you can start to spread the word organically. Many of the people there probably know other investors as well.

I hope this helps! Coeur d'Alene is such a beautiful area.

Hi Matt! I am not familiar with that particular part of the STVR permit process, but I know that the additional bedroom would need to be permitted with the city in order to reflect in the permit.

We are currently filling out the STVR permit for Yucca Valley.

You haven't shared enough info, but your situation doesn't seem that dire. Those who don't invest in CA will insist that you sell, but run more numbers on a refi basis and see if the CF situation is tolerable. You should also set up an IRR spreadsheet calc since that is more relevant for the type of investing that you're doing.

I second Allan's statement about negative cashflow. I am an investor/agent in the Sacramento area and unless you're doing rent by the room it's hard to have positive cash flow and anything in negative 400 - 100 is very average.
