Post: Jarrod’s Co-living “Padsplit” strategies

Quote from @Sandra Morrison:

I own student rentals so the original “co-living” and STRs. I think furnished co-living/pad split would be a combination of both.

I have the students find their roommates as I do not want to be in the “roommate finding “ business and I don’t have any house rules as they rent it as a group. They have internship and co-ops and can sublet but I approve the new tenant.

I think the interpersonal dynamics would be hard to

manage with non-students in this situation. Do you set rules on kitchen use and cleanup and act as house manager or how is that handled?

We live in our househack and have 6 roommates. Picking personalities is a really crucial part of the process and making sure that the vibe stays positive and collaborative. That being said, people can definitely be messy and I find myself doing a good portion of the dishes. Overall our home is very clean, and that is mostly due to the fact that we pay a professional cleaner to come through and do all of the common spaces every 2 weeks. I also make sure to let people know how important it is to keep the common spaces clean during the interviews.

Hey Benjamin! I personally rent out 5 bedrooms in our personal home. Technically everyone was a stranger before they moved in and we've never had any issues of stealing or squatting or any type of damage to the property. That being said, our market could be completely different than yours so I'm not sure that transfers to you. I would say that as long as you're vetting the roommates with full background checks and with a good interview I would be curious what the worries about having roommates would be. You can always lock your bedroom doors when you leave if you want to keep your bedroom space private. Feel free to reach out if you have any specific househacking questions!

I haven't read any of the responses, but I would bet that my responses are going to be similar to others here. Try not to get too focused on how much interest rates are, but if it makes sense for YOU.

My husband and I started by saving up our money and purchasing a single family house with 5 bedrooms and a bonus room. We've been househacking it for the past 3.5 years with roommates. Which has allowed us to save up enough money to buy two more STR's! I am now a full time real estate agent and my husband is a full time STR manager
