Sacramento First Time Homebuyer/Investment Property

Hi All! My first post in here so appreciate any and all feedback! 

My wife and I recently moved from Oahu to Sacramento. The Hawaii market is tough for a first time home buyer along with a fairly strict budget like ours. We are hoping we can find a place in Sacramento area (flexible on locations) that has can be an owner/occupy along with another unit (ADU, Duplex/Tri, Short term rental unit) that we can get into. We are pretty new to the process, but like most, are quite intimidated with the lending process and what to look for and what to ask.

Ideally, we want to put as little down as possible to save some $$ for renovations. We are looking at living in the property for 1-2 years before moving on to our next investment property! 

What type of lending would you suggest? Are there specific programs that cater to this type of property/investment strategy? and anything else we should need to know!?
