Hi Hui! The laws of Sacramento county are pretty strict when it comes to STR, they state: "The short-term rental must remain an accessory use to your full-time occupancy. Under no circumstance shall the short-term rental services become the primary use of the property."

So it will be tough to find an area that you can do it fully permitted here.

When you see a good deal, jump on it BUT have done the ground work of finding a superstar agent

 Hey Neil, congrats on a great purchase! I'm curious what part of Sacramento you purchased in? That purchase price is super low for the area (great job!) but I know some areas are a lot less expensive than others.

Hi STR friends!

After listening to a lot of different podcasts and discussing this with some friends, we've decided to change our Airbnb (located in Yucca Valley aka Joshua Tree) to pet friendly. We were getting plenty of requests for people to bring their dogs anyway, so we decided to make the change. Right now it's a flat $100 pet fee for one dog under 50 pounds and we said to reach out if they have another dog or a heavier weight dog. Our views have gone up significantly and we haven't had any dogs ruin anything - yet *knocks furiously on wood*.

Actually, our only damage is from a baby teething on our table and creating large scratches on it lol.


Curious to hear from other pet friendly airbnbs. What are your thoughts? How much do you charge?

Please no horror stories haha.

Hey Jon! North Natomas is a great area with rapidly increasing appreciation, I'm sorry to hear it didn't work out for you. It will be tough to cashflow with a lower downpayment, unless you're living in the property and renting it out by the room. Do you plan on moving in to the property or only renting it out as a whole house?

 Amery, if you're willing to do a rent by the room househack there are a lot of really good opportunities in Sacramento! My husband and I do a rent by the room househack out of our single family house - we have 6 roommates but you don't have to be that extreme obviously haha. We make $4,375 in rental income monthly from our rooms, but share living space with everyone. It's worth it to us! It is also significantly easier to find a single family home than multi-family in such a competitive market.
