Hi Abe! 

Congrats on getting started in the investing world! I am a househacker and investor in the Sacramento market. I specialize in rent by the room strategy and currently rent out 5 of the bedrooms in our main house. 

I also have suggestions for property managers (though I would suggest self managing starting out to save money and gain experience) as well as contractors and other vendors in the area.

I've heard positive things about Fresno, but haven't done any research into it personally.

Hey Dinesh!

I would focus most on cities that have positive population growth and a price point that you are able to enter in at. Sacramento is extremely hard to cashflow in, unless you do rent by the room, and even then it can still be tough. It has grown in appreciation massively in the past two years though (as has a lot of big cities).

Here's an example of Sacramento's growth: "The current metro area population of Sacramento in 2022 is 2,186,000, a 1.44% increase from 2021. The metro area population of Sacramento in 2021 was 2,155,000, a 1.51% increase from 2020. I am not as familiar with Clovis or Lathrop because I don't invest/work in those areas, but I believe you can research the cities on the website above.

Hi Chi! I'm a local investor and realtor to the Sacramento area. I don't work in Concord but am very well versed in Sacramento and I would love to connect! :)

We househack our primary house and own an Airbnb in Southern California.

A good way to find local agents that are also investors is to join a local real estate meetup and meet some agents in person.

Hey Pat!

I am not familiar enough with the rents in Sheldon or Laguna to directly compare them, but I know Elk Grove has grown tremendously in the past few years with plenty of expansion and a lot of Bay Area folks moving to the area. Upon doing a quick search I found this pretty cool website that allows you to check addresses in Elk Grove as well as shows you past projects completed there: ADU Resource - Elk Grove

I did the process as an owner-builder and so I worked directly with the planning and building department to get the plans signed off (first time doing this, it' wasn't too bad). What a cute ADU! It looks super well done and I would definitely rent it if I was a nurse haha. What area is it located in? (I know Sac, but curious what neighborhood) and how is the mid term rentals going for you? Do you stay pretty booked?

However, you can do 30+ day rentals, which have a pretty great success rate because of the many hospitals in Sacramento; Kaiser, Mercy San Juan, Shrines, Sutter, and UC Davis. So there's still a lot of good opportunity!
