Yep we are in the same boat too!! lol A frames are so nice! We like it when the inside has all of the logs showing all over the house. So magnificent!

 I grew up in a log cabin my entire childhood so I've been dying to get back to that every since!

 Wow! This is awesome to read about. We currently do rent by the room househacking in our primary residence, but it's all long term tenants. Our rooms make us about $800-$900 per room. I'm curious how long your stays are and what types of people you get coming through?

I second what Nick said, if you can (and I suggest doing almost anything to make it work) buy a house while you're still in college and rent out the rooms to other college students. My husband always wishes he had done this is college as he was already sharing a house with 6 other dudes anyway, so why not get paid for it! If saving up/qualifying for the loan is your biggest hurdle, there's plenty of people with money out there that would love to have a savvy young college student living in a college town renting out rooms and acting as an onsite property manager. Just start going to local in person meetups and keep telling people what you're looking to do, eventually, with enough face time and knowledge you'll be able to work something out.

Also, don't let your age ever be a deterrent, or make you feel like you don't belong in the space. Your young age is going to set you apart and other investors are going to admire you and your tenacity. You got this! :)

Its in south natomas.. asking $2700.. posted for about almost 2 weeks now

 Hey Tony! I'm pretty familiar with the area and with renting out units, I wouldn't be too worried about the amount of time it's been up. It takes me on average 2 - 4 weeks to fill a room with a quality tenant. My situation is a little different because I am renting out my bedrooms and I am in Roseville, but I've noticed it's been taking just a touch longer for quality tenants to apply in the past 6 months. October is known as the slow down of people buying houses and moving. 

South Natomas isn't quite as nice as North Natomas, but not a horrible neighborhood you shouldn't have a ton of trouble renting out. My only other suggestions (which you may have very well have already done) is make sure you have professional photos of your unit and that it's listed on as many sites as possible. I've noticed when I look at comps for rentals in the area 98% of houses have dingy blurry cell phone photos. You can make yourself stand out by having the nicest photos on the page. I have a few local real estate photographer suggestions if you're looking for any.

Also, congrats on the purchase! I know sometimes it can be daunting to enter the landlord world, and not all the comments on BP come across as friendly, but you're doing an awesome job and you'll do great! :)

Wow! What a beautiful home! It's unique to find a place in the desert with an actual pool so you'll definitely be a rare find with that, great job!

What area is this in? And what are you asking for rent? I would consider possibly holding out for better tenants, how long have you had it posted for?

Go into both areas from 10 am to well past dark and drive the areas.

Visit the grocery stores and fast foods, a few times each day and see what you think of the areas population.

Talk to some shop owners in the area and get their view on the locals.

Because these are the people who will be your renters.

Do the look like they can pay the rent, (decent vehicles, decent clothing) or does the people look like they are struggling.

Think about if this is this an area you want to do business in -->(long term)<--?

Do the homes in the area look clean and tidy, or neglected with cars on blocks out front and etc...

 This is some solid advice! I like the idea of driving an area after dark to see what you think of the area.
