Hi, @Florian Kuehne! I invest out of state in Indianapolis and have a couple inspection companies I have used. Are you purchasing a pre-rehabbed property or TK? If using TK, see if they have already done the work of having a 3rd party inspection completed on the property before spending the extra money to have another inspection completed. Many times you may find that if you can review an inspection that has already been completed and any issues from that report repaired and verified, you may not need to order your own. @Robert Myjak Like @Ali Boone, turnkey is my method of investing. I am looking for the highest cash flow I can get today. Appreciation is not something I'm looking for in an investment property. I don't want it to DECREASE in value which they don't, but appreciation is not something I want to bet my money on. I want to have a team who has vetted the area for me and done all the rehab work ahead of time, ordered inspections, have good property management in place, so that I can step in and purchase the property and cash flow. Fortunately, I have found a team that meets my goals and I'm very happy investing out of state and not having the worries that can come with a BRRR. @Kalen Jordan We rely on a 3rd party property manager to source that information for us. If we can provide as much 3rd party information to the investor we can, then they will likely see that it's unbiased information. 

We deal mainly with investors who are out of state/ opposite side of the country and provide a packet that helps them ask informed questions. Additionally, it gives them many answers up front so they can make informed decisions on properties. We always encourage investors to visit, but of course aren't required to as they have busy lives.

I have been investing in Indy for a number of years now and have had success. Prices are certainly trending up, but I'm still getting really good returns.

Welcome @Dave Chu! So many of us out-of-state investors got our start right here on BP. It's a wonderful community where you can connect with people doing BRRR, TK, or a mix of everything. Being OOS myself, I have found Indianapolis to be a solid market for high returns like you are looking for. Interesting map. It's showing the extremely popular Fountain Square area as a D and increasingly popular Bates Hendricks area as an F. However, using the data points, I suppose that could be accurate. I guess it goes back to Indy still being very much "street by street". But still interesting, none-the-less.

@Ben Fonohema The "right" area will have to do with your personal goals. Are you looking for appreciation? Added value? B class/C class? Or highest return on your investment? Start narrowing down what you're looking for and you'll be in a really good position to connect with the right people in Indy.
