@James Wise Hey buddy, there's a saying that goes like this - How people treat you is their Karma, how you react is yours! In anything you do, be straight forward and honest. The fact you can boldly write that you go around someone who brought you a "deal"....theres no integrity in that action and you as an individual. Its wrong, in itself unethical, EVEN IF WHOLESALING was illegal. So, guess what your "Karmas" are???

Im guessing you didn't think before you wrote. Slow down, think then respond accordingly.

@Faysal Alam is the $148 per door? If not. Its not worth it. You need minimum $150 per door net cash flow. Atleast rhats what i would expect at minimum to be worth it

@Junard Lane you can use zillow to map out your location. For efficiency in building your list, i use an app DriveBuyREI i found randomly. Im not affiliated with them. Im able to grab a lot more property without having to write down anything then you download leads easily and get to work. Other guys use dealmachine i think to grab and easily send a postcard but i use another system for that. Hope this helps. Good luck!

@Sheila Campbell, I would suggest starting with wholesaling. Driving for dollar and probates. Look into these. Learn more about wholesaling, you dont need alot money to do this in the beginning. Build up some cash then you can afford some owner financing requirements. Once you have some more cash, you could even look into land investing to diversify...for land, follow Seth Williams. Educate yourself on YouTube and podcasts as you continue to grow...then implement more...website, VA from upwork etc.

Hustle it...learn about all creative financing strategies...Lease Option, wholesale lease option, Subject To etc.

This is once you have wholesaled some properties and have some 40k plus...at minimum.

This is doable, first educate yourself on those specific strategies then go to work. Impossible takes a week! Good luck!
