Hi Ricky, depending on the number of records, you could bulk skiptrace them using a service like batchskiptracing.com or another similar service.

@Michael Warinner In my honest opinion, dropping out of College at your age is huge mistake. Even if you get into RE fulltime, still finish College. If you like RE, get an accounting finance or RE based degree. You never want to put your eggs in one basket. You have a lot of time...whats the rush?

We got a house under in Atlanta, GA area under contract last week, seller calls my attorney to say he was wondering if its a scam because the guy was 'Nigerian'.

My attorney (who we have closed several deals with) spoke on my behalf...all the good things etc. (then my attorney calls to let me know of the ridiculous comment)

However, I called the seller back and let him know he needed to explain what exactly I did or didn't  do to make him feel it was ok to go behind my back, call my attorney to see if I was a scammer. (Crickets)

Now, this deal would have netted at least $20k for my company but you can go to school but you can't buy class!

Since he couldn't explain why he called me a scammer or what I did to warrant that...contract cancelled...go ahead and hit Foreclosure!

I have zero tolerance for ish like that...you can burn that money...it's nothing to us. We are not motivated buyers to take such racist insults for no reason!

I hope no one is out there taking such insults for money!

@Laura Williams this is how we go broke. Thinking that 500k plus a year warrants losing 20k per year. Its a loss! You should never invest in real estate and keep taking an L. What happens if and when you have vacancies? God forbid...what if you cant make 500k+ a year because of a life event? What if....

Your 'investment' should be + not a -. Knowing is half the battle. Sell, 1031 exchange respect your money, do right...invest in something with positive cashflow. Appreciation is great but investing mainly on appreciation is gambling. Thats what i do on the poker tables in vegas!

I hope you sell, reinvest your profits wisely and keep it + going forward...with all due respect!

Happy Friday!

I dont usually do this but when you've been trying to show up on Google first page and finally in the 8th spot for one of your markets for the "Sell my house fast jonesboro"...I think i should do a little bragging because ish wasn't easy!

Thanks to my team who have stuck with me from day 1. Yesterday we noticed our home buying side website is #8 in Jonesboro, GA...one of our main target markets in the Atlanta area.

I just wanted to share...so if you are out there wondering when and if you will rank...consistency is key. NEVER NEVER Give Up. We have a LOOONG way to go but I'm with where we are thus far. 

ATL Take Over so...Move Over! :)

@Kyle Neff Is this property currently rented? If so, what are the current rent total? Im trying to figure of if your income is factual or hopeful. Facts matter. If you can get that kind if income and its an ok area that you know will rent well...i think this is a good deal. Id like to know how much its its currently bringing in $$$
