@Mo Farraj i prefer homes that gave been on MLS for 45+ days minimum or expired listings

@Pierre-Sebastien Beauboeuf If you want to invest in real estate, you don't need a license. If you decide to get one, cool but you don't need one. As an investor, hire RE agents to handle agent stuff while allowing you to focus on being an investor. If you want to be an agent and also an investor then get the license.

I don't care what anyone says - you don't need a license to invest in RE and do it well. You however need to spend money and time "edumicating" yourself and picking and sticking with your investment strategy. If that strategy makes sense to have a license then get one but definitely not needed .

@Moses Brach Did you pay a non-refundable earnest money deposit or assignment fee? Either way, if seller doesnt have rights to sell then theres no deal.

I wouldn't let 5k go just like that. Did you actually pay the money??

Where are things now? What happened after you realized seller has no rights? If you don't get your money back, i would go legal for sure. Something doesn't add up here

@Twana Rasoul Be careful now... not everyone is like you. A good mentor is what whatever you are willing to pay for them. Mentor and guru are two different things.

Also, people have different timelines. Someone stating at 50 vs someone who is 21yrs old etc.

I bet if you got 300 ppl seeking your help... at some point you will realize your time is money. Im no going to say pay or not pay...im saying, everyone is different, with different needs, wants, learning styles and goals. To blatantly say dont pay a mentor is wrong and misleading and quite frankly boastful because you are speaking based on what you have done... making some huge ASSumption here!

@Julie Kern Congratulations to you and your husband and thank you for sharing. We started our company with a focus on wholesale, then added lease option division and the next goal is a 50-100 unit apartment or self storage before July 2019.

I know you will get to your goal of 50+ units. Also, i would explore some owner/seller financing options if you can. It's possible even in this current market...at least thats what i tell myself lol... and i believe it. I see it.i think it.i speak it... you get the point.

Im looking for your update in the 50 units. You have just encouraged me even more with your post. Thank you for sharing.

I wish you and your husband more more and more success in achieving your goals!
