@Saurin Pandya If they believe seller has dementia then they should get an able family member involved to be clear that selling is in sellers best interest.
You should not move forward if you believe you're "dealing" with such a seller and wholesaler who doesn't know what to do in these situations.
Too many red flags. I would have wholesaler prove that seller and family are ok with the sale. I wouldn't even accept anything written. I would want to be on a call with seller and a family representative and wholesaler.
Seller has "backed out" wholesaler cant perform and seller may not be competent. You should be able to get out of this.
Also, why put 5k down without completing your due diligence? That's hustling backwards.

@Jonathan Giglio depends on your strategy. You can go outside your market. There's nothing stopping you from doing that. Pursue off-market deals. Network with agents and wholesalers, start learning to pull niche lists and most importantly, set it and forget it...be consistent in your efforts and the magic happens. I guarantee it!
If it was easy, everyone will be doing it. What's your why?
Goodluck brother. Don't be discouraged...be encouraged and excited for what you will experience.
Also, learn creative financing and how to apply it. Sometimes you could take over payments, sometimes you could have seller finance, sometimes you can lease purchase and use them to your advantage. You must be able to pivot in this market.
Those investors you spoke with doesn't really mean anything...because if you apply a good strategy, it works..all the time. Not easy but it works. Get great at sourcing deals...enough calculations...get on the phone and TTP lol

Congratulations! Line up good financing, network with agents and wholesalers in your local market, as well as find some contractors to work with. Analyze deals weekly and make offers that work for you...then be patient but consistent. Im in Atlanta...primarily wholesale but there are lots of other good wholesalers and agents in Atlanta on here you can work with. Goodluck

@Itay Binyamin Np. We linked mojo to podio using zapier. So all calls are handled in mojo until its time for offer to be sent. Then podio is used...we have Leads app in podio where all warm leads are automatically pushed into in podio from mojo. Then an offers app where we can easily key in offer amount and click send and podio send off an offer to seller usingRightsignature integration. Then a deals app in podio...to track our deals to closing.
