@ELI MER in my crm quest to upgrade from podio, I came across Zoho Bigin. This is a simple crm and very robust with other integrations. It might just be what you need and it's very cheap. $7/m billed yearly or $9 monthly. Im now contemplating REIBLACKBOOK or Zoho Bigin

@Beary Bowles The second offer is fine just make sure having that mortgage won't affect your ability to buy more real estate since the loan is still in your name

@Joe S. Join your local REIA and I bet you will have all the quality referrals you need. Some even maintain a Google doc sheet of vetted contractors. Gooduck

Welcome to investing nwanne! Single family or duplex are both considered "residential". If its your first time buying a house, I always recommend duplex,  triplex or 4plex (if you can find them). This is essentially "house hacking" - where you live in one unit and rent the rest out.

However, this is a journey...one day it maybe a single family home to invest in...then you could BRRRR it or use some kind of creative financing. As you can see...there are many ways to skin this cat.

so, what is your end goal? This will help guide you on strategies, property type, etc.
