@Andrey Y. Hi Andrey, sorry to hear this. The good news is that you have learned to be a better investor so going forward you know better, so you will do better. Now about your current situation....have you considered a lease option tenant buyer as a delayed cash out strategy? We have used our DCP program to help similar landlords in Atlanta get out of bad deals. Not perfect but works and could work for you. All is not lost un this case in my humble optimistic opinion. I wish you success as move forward!

@Brian Juris You got it. Its a correction by all means. I dont see what will cause a recession. Supply is still less than demand

@Carlos Soto Sir, if you've "driven for dollar", found 5 good wholesalers in your market, attended your REIA, Called all the FSBO/FRBO in your market and still no deal after 1 year...then consider looking in a different market

@Jeff Cagle if you are open to buying out of state and in GA then let's chat. We have deals about 3 per month depend on your buying criteria. Some deals are best for holding and some are flips

 Thanks. What types of situations do you run into in your business that put you in a position that you don't like?

 This just happened last week. Had a deal in the Decatur area in Atlanta. Accepted an offer with a buyer and had another buyer putting mad pressure on us to wiggle out if the original buyer, throwing money at us. 10k more isnt enough for us to cross that line. This happens to us alot its almost like a test. We remain consistent that we shall not be deiven by money.

@James Wise As a wholesale shop.. We do what we have to do when we have to do it whether we like it or not. Secondly, integrity in all area of your business deals and relationships. As a land lord...be fair but by your business rules. Great post!
