We happen to also currently be in the Bay Area and do most of our investing out-of-state in St. Louis.

There are definitely areas to avoid, unless you like property and tenant headaches :-)

It’s pretty standard. A lot of property management companies have a tenant placement or leasing fee in addition to their monthly management fee. Sometimes it’s one month’s rent, sometimes it’s half of one month’s rent. Sometimes it’s a flat rate.
Talk to all several PMs to understand and compare their fee structures.
