@Andrew B., from reading the state laws I think the fence is jointly owned by both us and the neighbor. However, I believe the property is rented. The neighbor has repaired some of the damage already with new posts but it is an ongoing issue according to my tenant. Should the certified letter be from us the landlord or the tenant?

@Bill F. I advised the tenant to call animal control, so he is waiting to hear back from them. The tenant does not want to create a bad situation with the neighbor so he has not spoken with them directly. We will likely put up a new fence, but seems a bit pointless if the dog is just going to eat it.

My tenant just informed me that the next door neighbor's dog is ripping pieces off the fence dividing the two properties and eating them, thereby creating holes in the fence through which it is using to enter the yard of my tenant. It is then defecating in the yard. The dog is generally a nuisance to my tenant, and it appears (according to my tenant) to be heavily neglected. I advised my tenant to contact animal control for the city to come and assess the situation. Does anyone have any advise about how I should deal with this situation?

I am at Keller Williams and I do both. It might be office dependent, I am in the Longmont office. I do my property management on the side, supported by KW, and am a buy/sell agent. There is also a dedicated property management team, but that would probably limit your buy/sell. If you are interested in talking to our team leader I can have her give you a call.

I tried craigslist, it's on postlets and apartments.com. I don't know why it's not now showing up on trulia. It was earlier today... I have pictures and it's listed.

Very courageous! If you want to PM in CO then you will need to get a RE license. It would be a great segway for you to learn the business and allow you to build up some funds. If that is truely something that interests you, why not contact some PM companies and see if they are interested in hiring you? Good luck!!

If it is a term tenancy then by definition it has a fixed termination date, and the tenant does not need to give notice to vacate.
