Post: Is it worth making Eco-friendly flips?

Leading an eco friendly life is something I am doing and working on. I also want to and am incorporating an eco friendly approach to my property. However, I am a buy and hold invester so there is more time to regain on the costs of some of these features. Eco friendly living will be the norm very soon, so doing these things now just gets you ahead of the game. I think trying to make the house as maintenance free as possible such as xeriscaping, solar panels etc as well as environmentally conscious fix up choices for materials you can appeal to a good market. However, if the buyer/renter is not swayed by the upgrades you can sell it on the low maintenance and cost side. I would be interested in working with others to develop a business focusing on this! Thanks for your response. Glad that a well designed native garden can add value to an investment property. I actually already designed and installed it with all native low water plants. However now I am considering renting out my home so wanted to see the thoughts on the garden!

I have a related question. I currently live in the property I plan to start renting out next year. In the back, I have designed it so it xeriscaped, and requires little maintenance and water. Do any of you think this would be a point of attraction or dislike for prospective tenants? Or should I try and put in a small lawn to appease the masses?

FYI It is Colorado, a dry state!

My tenant pays rent via paypal. I am out of state, and it was easy to setup and free for all.

They weren't very responsive via phone either even when you are a client. Also I found that I was dealing with a different person for pretty much every encounter. Either they have a huge staff or they have a fast turnover!

Hello all,

I am an out of state landlord/property manager and have to repair some drywall damage in my rental property. There was a recent (2 days ago) leak in the attic, which caused some damage to the ceilings below. Anyone recommend a good, licensed company that they have used?

Also would be interested in learning about any plumber recommendations too. Would like to have a reliable company on hand for possible future work. I need to replace the entire system at some point (its qwest piping).

A note on Real Property Management. They managed my property for 2 years, and I would not recommend them at all. I moved out of state, and so did a similar search in 2011. Chose RPM because they seemed reasonable (10%) and friendly. However, my experience with them since then went downhill. When there was a major plumbing issue at the property RPM was so unresponsive and unhelpful I ended up dealing with contractors myself out of state to resolve the issue. I am sure the tenants were also fed up. From that point on my trust in them was low. I found out later that they were marking up repair costs by 20% which I did get returned when the contract ended, but the only reason why I even found out about this was I got a copy of the original contractor receipts (which they refused to provide me with) at the end of the contract and discovered that all of the bills I paid were higher than what was charged. 

I also requested to customise the lease and add in some addendums which are not covered in RPM's lease. They refused. 

I bided my time until the end of the contract in the second year, and cancelled it. Since then (Jan this year), I have been managing this property from CO. Luckily (I had no say on tenants) the tenants I have are great, and been on time with payments, and sending pictures when repairs have needed to be done. With modern technology, emails, scanning and telephone calls I have handled from a distance two repairs, and re-signing of the lease.

You just might want to consider managing the property yourself if you possibly can. I hated having no control over my property, and I have a hard time trusting a company to handle things that matter so much to my income!! If you want further advice, PM me!

Not sure if you are interested in going so far but Colorado State University offers an actual degree in real estate. It is all the course work you need to take the exam.
