Tenant issue with neighbor's dog
My tenant just informed me that the next door neighbor's dog is ripping pieces off the fence dividing the two properties and eating them, thereby creating holes in the fence through which it is using to enter the yard of my tenant. It is then defecating in the yard. The dog is generally a nuisance to my tenant, and it appears (according to my tenant) to be heavily neglected. I advised my tenant to contact animal control for the city to come and assess the situation. Does anyone have any advise about how I should deal with this situation?

People always have no problem complaining, but don't want to actually talk to the source of the problem themselves because they "don't want to create a bad situation." Your tenant can be an adult and talk to their neighbor in a friendly tone and discuss the issue. Why expect you to go do the talking for them? The "bad situation" could still arise. Or maybe the neighbors will be understanding and improve the dog issue. It is frustrating when people expect you to fix their problems because they're too scared to talk to people themselves.
