Hi Ryan. 

2. Zillow.com - looked at homes within 25 minutes of Disney, for booking status - how many bedrooms do you generally look over for high rate of turn overs? 3 bed? 4 bed? 5bed? When we rented in the area, we had 3 families that wanted to stay in 1 home, so we rented a 8 bed, this would be out of our price range, but also we are considering buying for our own family joys also.  I do believe that 4 bedrooms are ideal. Large homes require too much maintenance. Plus, yes you can fit 16-20 people in there, but you still are dealing with a single family house and not a hotel!. 

3. I see many self managing their properties themselves. Are your homes part of an association with fees where lawn maintenance and basic outside care is taken? Do any of you have homes in a more residential area where you hire people for these services and what costs are associated with it?  Absolutely yes. My own vacation home is located in Eagle Pointe community with $40 HOA, and we just use a lawn service for $60 monthly. There are so many vendors in Kissimmee!

Hi Alex, good question. Resort amenities are a great tool to market the property. What we need to remember is that Orlando visitors are renting private accommodation mainly because they want more privacy (Orlando offers so many resorts to choose from!) A private swimming pool is what the best Orlando resorts with the most superb amenities don't not offer. People who stay in Airbnbs appreciate this feature the most. This also has been supported by the high occupancy rate among pool homes or townhomes with the private pools. 

With this logic set, I believe that resort amenities are not something that will entirely determine the success of your vacation home. I would agree more with @Ryan point. Find the right property (or make it right after the closing), and you can save hundreds of dollars each month. The only other thing I like to add is Location! You need to be as close to the parks as possible. Statistically, vacation homes (single family homes)  located near Disney (less than 10 miles)  don't have resort amenities (exclude Storey Lake Resort). They have a great proximity to the park, private swimming pool, interior design, and etc, these "resortless" vacation rentals are truly popular. The farther you go, the more resort- style communities you see. However, we all know how much we dislike spending our vacations sitting in the car while in traffic. Our guests think the same.  Hopefully, it helps. Good Luck.

Very valuable insights, Krista! Thanks for sharing. Like you said, investors are unaware... Most of them use RE agents to purchase the property, and as Realtor our first task is to make sure that the doctrine of caveat emptor (Let the buyer beware) is fulfilled. As we know some professionals fail. My previous comment at no extent was to make Volusia County or COB look somehow unattractive. Instead, I wanted to emphasize that research is the key! COB is actually very friendly and they even provide some online tools, which easily address zoning concerns. I personally own several units in Daytona Beach. I wish I had them as STR because the location is superb, but... COB has different perspectives. As Long term rentals, they perform well, and I can't complain at all. 

We manage real estate in Volusia, Brevard, Orange, Osceola, Polk, and Lake counties. However, when it comes to STR, we talk mainly about Osceola County (Kissimmee and fancy Champions Gate), and some Polk county (Davenport). Orlando itself is very restricted from STR (literally just few communities zoned for STR). However, if you check Airbnb, you probably say that I am out of mind. lol. People list and rent with no License :( Not us though. Here is my article about Kissimmee zoning where I list STR zoned subdivisions/communities https://orlandoshortterm.com/k.... When time comes to narrow your search, contact the local Tax Collector to see if the property is qualified for a STR Business License. And then validate that with the HOA just to avoid any surprises.

I'm showing STR condos all weekend long this coming weekend to some Orlando investors that the numbers so far look good on. Last year, my investor friends, colleagues and clients purchased numerous STRs and I am not aware of anyone that is not pleased with their ROI, most are still looking to buy more in Volusia or Flagler, (definitely getting more difficult with more people looking and prices rising). As you can see, I'm passionate about the area so just don't want to scare investors away from the Daytona market as I think we are one of the best markets in the country right now to invest in, like you though, we definitely want them to understand there are very specific zoning areas and huge fines for doing STR where it's not currently allowed. I see that you like Orlando-we are interested in learning more about that market too as Kissimmee is on my radar so can you share more about that market? My limited understanding of Kissimmee is that (excluding any HOA restrictions) it's allowed in Kissimmee and what other areas around Orlando allow? I'd love to become more educated about that area if you care to share.

Based on my experience, the judge may ask to prorate the unpaid rent to cover your damages and vacancies only.

Orlando so far is good. Be careful with Daytona or Daytona Beach. They mainly do not allow STR. Call county first to validate if STR is possible.
