If property is zoned for STR, obtaining a business license is super simple and it costs $30 per year. Don’t forget about a hotel license that is required by the state of FL. Originally posted by @Tiffany Kho:

I can only talk about Kissimmee condo-hotels. Studios or one bedrooms go between $60-$90 nt. So it's less than a hotel room in well-known, often well- maintained, hotel, or the hotel that will never allow their rooms to be sold to the private owners. I also see EB-5 investors (foreigners who seek Green Cards) buy these type of properties more often than US investors. I assume this case happens because the deals not attractive enough to American investors money wise. And I think break-even point is the best  possible scenario. Hopefully, it helps

Greetings. It may come out that you will still need a management company or vendors even if you partner with someone. I would say do your research first. Properties don't perform good just because of the lack of management. Often, management companies have to deal with some "not so great properties" due to buyer's real estate agents lack of knowledge and misleading predictions about the rental performance. Once you have a great property secured, it will be so much easier to decide how to proceed further.
