Hi John. I also recommend to consider a Property Managers who are the Realtors. They will be helpful when it comes to the rental analysis and actually bringing this  analysis into life after closing.

What a craziness. Hmm. If they have never lived there, then how did they get a court notice about the hearing? It is mailed to the property. As per PM, normally we use Transunion or other channels for a background check. Paystubs, Landlord verification, ID. Then we interview the applicants. Finally, when we do a move-in inspection, we check the ID to make sure that we deal with the right "tenant".  See what was done first.  If you find that PM was negligent, then maybe you can seek a reimbursement for damages from the PM or PM's insurance.

Hello Fellow Landlords. This time I am seeking for help for my friend. His properties in Avandale, Laveen, and Phoenix, State Arizona. He is going to some hardship with his current property manager. - cleaning crew for STR quick turnarounds

- co-host or property management (I'm willing/able to perform the clerical/admin duties but would need someone for "on-call" needs, resupplies and property spot checks)

Hi. In the preferred areas you outlined it is hard to get more than 5% return. However in other areas of Orlando return still is attractive. However, the higher is return, the higher is the risk
