Hey guys, my father and I are interested in purchasing a property in FL to use personally part of the year and rent out the rest. Any suggestions, we're thinking Orlando bc of Disney or Fort Lauderdale because of Miami being so close. Any help is appreciated. Any suggestions to stay away from airbnb

Darius, I can't speak for other areas but the Orlando and Disney area are a solid bet. You have local governments that have their budgets tied to the tourism industry and so are friendly to Short term rentals. You also have communities that are built with short-term rentals in mind which means you don't have to worry about your HOA banning short-term rentals in the future. You also have a baked-in customer base! Many people return to Orlando year after year! We have seen record demand for larger single-family short-term rentals. Much of that is due to covid hangover that people have. People are tired of being quarantined and Florida is a state that welcomes large groups to vacation together. I don't think the demand is a trend. Consider the fact that the demand we are seeing is without any foreign vacationers. I believe that foreign vacationers are even more likely to want a private home to be away from others. In short, things have been good and I see it getting better as the world opens back up but in the meantime, people love coming to Florida for so many reasons.
