Steve, Jacqueline is absolutely right. If you don't have an RE License, then you need to have the owner sign a PSA with an Assignable clause. Also, have your figured out the repairs/upgrade estimate? You need to back out that estimate from your ARV/Comp of $360k to see if $328k is a good price purchase. If the numbers make sense go for it. Sound like the owner is giving your 6 months to sell. Don't put more than $100 EM on this wholesale deal considering that you have associate marketing cost. Send me a message directly to my BP box, if I can be of any assistance.
