Simona, I see that you are RE Agent. So, you know that every state is different in terms of RE requirements. In Georgia, we are required to use an Attorney not a Title Company. Go to your Local REIA or connect with other local investors in your area and find out the Title Company or Attorney that they are using. Sounds like you want to do some RE Wholesaling. Definitely have the Attorney or Title Company review your PSA /Assignment Contract to make sure that it fulfills your real estate objective. Ask the questions of Assignment contracts, Back-to-Back Closing etc. I recommend you go through a rock-solid wholesaling training to understand the do's and don'ts of wholesaling. You don't want to learn an expensive lesson by not knowing.

Great and sound advise Jay.  It is absolutely critical that Investors, especially wholesalers, have a rock-solid contracts reviewed by a  Real Estate Attorney. Also, let buyers know that you cannot move forward with wholesaling the subject property without a contract in place; it is tempting to do otherwise, but not a good habit to practice.  I consult with the law firm of Neel, Robinson and Stafford.  They are absolutely awesome!
