Seller Wants Me To Sell Their House And Keep the Spread

Hi, I ran across a property that I initially thought would be a lease option. The house is extremely nice 4300s/f house in a great neighborhood and the retail prices $360K. They seller decided at the last second of negotiations that he didn't want to do a lease option or owner financing of any sort. I was a little mad on the inside that I drove over there and he backs out. Says he is more interested in getting all of his funds at once. He and is wife are 76 years old and also have a home in the PA. They live in GA during the winter and PA(where home really is) in the summer. We hit it off and spoke for an hour and a half and he then asked me if I would be willing to market his home while they are in PA for the summer(they leave in April) and keep an eye on it. If he can't sell it they will just come back to Georgia in October. He owes nothing but wants $328K for his total investment over the past 18 years. He said he would be happy to let me have the difference for anything over $328K and he didn't want to use a realtor. I asked why and said it was his best option if he is gone for 6 months and he said he just didn't want to use one and wanted me to do it. I was a little taken aback by this. My question is would anyone even spend their time marketing this and if so how would you draw up the contract to get paid the difference between $328K and say $350K?
