I do not recommend Harlan and Associates. I closed 3 wholesale deals with them, but also unable to close 3 other deals that cost me $30K because of their don't care attitude, lack of timely communication and no real ability to talk by phone. When you call Stephen Harlan or any of the other team members, you get voicemail that says "we do not check voicemail". In many cases the voicemail stays full. They try to conduct business only by email.  The straw that broke the camel back was that it was taking 7-12 business days to get title exam back. As a newbie, I thought this was normal, but later found this is far form normal. Mybuyers. sellers and Agents all commented on their service level.  

After total frustration, in November, I had my Client Manager go through a thorough vetting process and found the lawn firm of Neel, Robinson and Stafford (5 Offices in GA and close in 48 states)  who just out perform in every area. I have done 3 closings with them including one with an International Seller and still close in 7-8 days. Eddie Neel and his team is on point and work collaboratively.  I can simply pick up the phone and call Eddie or his team members and they are extremely responsive by email.
