I have a 1 bedroom little house I rent for $700 per month , Tenants last 3 to 4 years , each time I have advertised it it gets bid up . The last tenant bid it up to $ 785 per month .

If it gets bad you could get a restraining order or an exparte order against the roommate . You gave them 30 days , fine , but the court could make them leave for good . Happens to husbands and boyfriends all the time .

I may be wrong , but I believe that any corporation must be represented by an attorney ,not the person or people who own the corporation .

I already found 2 pressure tanks real big , about 6 ft tall . I dont think these rentals will appeal to the hot tub crowd . If I ever have a real problem I can borrow a tanker trailer from a buddy that fills pools for a living , he has about 10 extra ones .

Why not put in an electric meter . I have a large garage behind 1 of my properties

that I keep for my shop , (lots of toys with engines) I have a submeter just before the panel , every month I read the meter and reimburse the tenant for the electric .. Its fair and it works

Did you see a copy of the police report? Or did he lock his keys in the house and kick the door in to get the keys . Charge him for the door .

Keithq ....I hold my contractors license in Maryland . First unless you are a real good customer of mine , I am not going to give you "free" estimates on houses you " might" buy to flip. Its time consuming , and time is money .

Having construction experience REALY helps in dealing with buying and selling , the other thing that helps is having friends in the construction fields . Other investors can also help .

Most good contractors are good business men , the contractors I know are landlords and or flip houses , so when you have a contractor look at a house for you , there is a good chance he is also looking at the house for himself .

When the buyer asks you to show him the main shut off , are you going to be ready to move the refrigerator ? Have your plumber move it to a better spot .

Unless this house has some great features that are worth saving , you may want to consider a tear down and go new . $ 110/ sf is pretty close to new construction here in Maryland , and its expensive here . Tear downs around here command a good price since impact fees and school fees dont apply , and water and sewer taps are already there .

Heating oil isnt that combustable , thats why the smell lingers it doesnt evaporate quickly , its an "oil" dont worry about sparks . Dawn detergent works the best , scrub it in straight , then add hot water a bit at a time and scrub.

Call your heating oil company , they have a product they can sell you that will negate the smell.
