I use roundup all the time , I still have some commercial lawn equipment so I cut my properties and charge the tenants , I spray roundup anywhere I would need to use a weedeater . Saves lots of time

A friend that I had known for years bought a house in a residential neighborhood , lived there for 3 years before he got new neighbors .........with 4 dogs , loud always barking dogs . He called animal control but the guy always let the dogs out after business hours . Finally my buddy came up with a great idea .. he bought 5 dog whistles , the ones humans cant hear , he attached them to a fish tank air pump and hung it out the window on the neighbors side . The neighbors dogs barked day and night , inside and outside , the dog owner finally got fed up and got rid of the dogs

Biggest mistake , was falling for a sob story , lucky it only cost me 2 months rent . Now I tell my tenant "excuses are like a$$holes , we all have them and they all stink " .

One thing not mentioned , "rights" you may buy land , but someone else may own the timber rights (they can come in and cut all your trees) Someone may own the mineral rights ( they can come in and strip mine your land) There are water rights , gas rights . But it can be profitable , my neighbor has a farm in PA , and she has natural gas wells , she gets a monthly check , ( nice $$$) and all the free gas for the house , she installed a natural gas generator , so when they spend time there they basicly have no gas or electric bill .

I go out and rent a sander , if the floors are in bad shape I get a drum sander , if they are in fair shape I get the large vibrating sander ,I do take the time to do 3 coats . I dont go for perfect , just ok to nice , why ? The 3 coats lasts long , Once you put down a couple of rugs and bring in furniture , you DONT see much floor .When you change tenants a quick light sanding and 1 coat makes the floors look great . Way cheaper and more durable than carpet

You may want to look a bit closer in your back yard , down off church street , and back behind where Luckies and Olies was . Why , you can find some good deals in the Brooklyn area , the plus is lower property taxes AND AA county schools , plus its a shorter drive . I almost pulled the trigger on a 3 unit rowhome back there , until I saw all the asbestos on the pipes and boiler , it was 50K . I have had great luck in Pasadena , the prices are higher , but there is a better chance of appreciation , my most recent purchace was 4 acres (subdividable 3 more lots) with old house for 150K . Rent will be 1200 .
