Tell your tenant to get an "ex parte" order on her son and girlfriend that takes you ,the landlord out of the situation .

Do you have a "no pets" clause in your lease ? If so tell the tenant they must get rid of the mice right a way .

Its better to be judged by 12 than carried by 6 . We were doing some work on a site near a war zone in Baltimore . Money was great , We hired 2 off duty balto city cops 1 to guard the trucks and 1 to guard the workers

Why not require the tenants to clear their own snow ?

Dont give up your day job . I have been a contractor for 30 years . I have rentals and I have rehabbed a few . But I make better money at much lower risk by working on other peoples projects . 1st . I am not using my money on someones home improvement project , its theirs , working on draws I NEVER have my funds at risk. 2nd. When problems occur outside the scope of work , I generally make more money , not less . 3rd . I find my deals by being a contractor , talking to customers , they are a wealth of info , whos thinking of selling , who is having money problems in the neighborhood .

Go do a search on "propane complaints" on the internet and decide if you still want propane heat . If you do ,,BUY THE TANK you will have a small amount of leverage , in purchasing from multible companies

I know that in Maryland , you can not have a flame producing furnace in the attic , heat pumps only .

I have heard of a tenant pouring lots of green food dye down a well casing . It tok about 1 month for it to clear up .

I just bought low e windows , 12 of them, single hung , the price difference between them and regular glass windows , was $15.00 per window .
