tenant wants deposit back!

Need to ask some others about this.

·Previous tenants infested the carpet with fleas I am holding 200 dollars in pet deposit no matter what. I cleaned the carpet on four different occasions over a week and half period. I really just have to replace the carpet as I would have to go up to the place multiple days (which I did ) to bomb the carpet to no avail. I believe the carpet has about 400 dollars worth of life left.

·tenants Left the place pretty clean other than that

·They failed to return the keys and I don’t feel comfortable leaving the locks the same. I changed them and I was going to charge them to change it, I told them to return them. (wouldn’t be much) thoughts on his practice?

·Someone tried to break in to their place at one time and damaged the door entry( would have to reframe )

·Out of the 8 months they lived there they were late 5 out of 8 months (and I mean more than a week too )

I want to keep their deposit and it seems reasonable with the damage to the carpet in not cleaning it.

what is reasonable peeps?

    When returning a deposit, typically you list out what the deposit was, then itemize the deductions of why you are keeping the money. If their deposit is $800 and the carpet is only worth $400, then you can't keep $800 for the carpet.
