Why do they want a month to month ? , One reason could be they have 8 months left on the lease and they plan to move out shortly .

My primary residence is in mine and my wife , the investments are in my name only , the reason , you cant attach joint property so If I get sued and lose they cant go after my primary residence . My cars are the same way none are in both names .

Scrape off whats there , go to the local self service car wash and clean it , or grab somebodys pressure washer blast it clean and put it back . Its a metal drawer not a big problem .

have a sub meter installed , split the water when it comes into the house , house on left meter from the street , meter on right side , sub meter simple subtraction . you have to get in and read the meter , it also gives you a chance to inspect property. This meter is your property , it shouldnt be expensive to install depending on the plumbing .

Dont bother , if the tennant wants to shut off the irrigation all they need to do is go to the valve boxes in the ground and disconnect the common wire . If you do something like this , and a valve sticks open , how do they shut it off? When the system needs service will the service guy have access?

The high bid , it may be the accurate bid , and the low bid may have missed something . Dont mention the other bids , either the amount or the company . As businessmen , good contractors know their competition . And they can be friendly with their competition . Will you get a fair quote if all 3 contractors know each other , I doubt it , all 3 may go out for a beer and discuss their bids before you get them .

Bids and free most of the time but not all . But when you are getting bids , hand the contractor a written scope of work with exactly what you want done . If its a kitchen tell the contractor the make and model of the cabinets . This way when you get bids you can compare apples to apples .

If you ask contractors " how much to fix up this house " you are going to get numbers as vague as that statement .

Never had a problem with insurance with my houses with asbestos shingles ,,, I have 3 with Erie and 1 with travelers .

there is a toilet available that has a grinder pump built into it , I bought one 10 years ago for a job . Nice thing was just bolt it to the floor , no beating out concrete . The sink and shower also went into this pump . Floor was raised a couple inches , thats it . Unfortunatly I cant remember the manufacturer
