I am looking for a lender who does a no doc loan, stated, portfolio alternative, etc, ...

I am high credit, no debt, cash reserves, 600K equity, hv rentals...

issue: income on paper....

purchase target:

130k, cosmetic 25k, arv 190k+,

3/2, sfh,

(no deal under contract right now)

I want to know your terms, numbers, how the math plays out, what's needed out of pocket...

213k purchase

15k-18k, high 20k max, cosmetic mostly

occupied with owner, finally got it...hoarder, stuff is several truckloads to get out..

ARV = 270k after 20k,

3 bed 2 bath , 2350 sqr feet, sfh, garage, unfinished basement.,,basement can be left, or option to finish.

needs carpet, wall paper removal and paint. Appliances, power wash, some trim repair, replace light and plumbing fixtures, deck re finish , HVAC seems to be ok....

Can be sold higher with higher end finishes

 was going to try to flip, not good margin for hard money lending....
