that's a good point if you don't have much experience in fix flip, and you're in one of the most competitive markets in the country at moment, and you sold some longterm holds.....and you have cash to dig self out of mistake..

a 100k, 3/2 purchase, no, low hoa, that rents at $1200+ with a little cosmetic work to capture some equity to boot for cushion, and gain experience, is awesome.....

those expenses seem standard...

(its the buying at 145k with an arv of 150k and needs 15k of upgrades and 15k in repairs, and not having the RE license, and it rents at $1200, starts to feel the pain)

Thee is some company that will set it up and giveses you a physocal address or something to manage for you, maybe even you can still set it up yourself cheaper and hand to them ..if I remember correctly ..because Florida I think requires a Florida address if you open a Florida LLC. ..so companies are out there to help out of staters get around that and still have a Florida LLC...Google it..LLC agents or something ..let me know

- what works best for you as an agent .., to support being organized, distraction, social media, chaos, marketing, follow up, etc.. etc...

- a shared admin.  

- a virtual assistant 

- assistant employees.

- or is it more common to team with an agent who prefers to be on the back end of things, on more on computer..and make an agreement, and share accordingly.
