I'am trying to follow this .., Iam sorry this happened..as a newbie to auctions, could you specify, and explain (ellaborate),  how this could have been avoided, and done with no surprises at the end?

i.e..   "what should have been done or not done"?

invest here, maybe start on a light rehab or medium rehab hold for 1 year first..or house hack....

graduate to flips later...

this is tricky, it tends to be a case by broker-case basis, and only a handful of brokers control the bank-owned..yikes......i forgot if the agent can rep. the bank and you, there in NC, if you make offer..

Just thinking out-loud and opinion, not telling you what to do, dont know your plan (hold, flip, or your funding):  

...get over there, with a property preservation buddy, assess the repair and upgrades, (unless its already pretty perfect or you feel the agent can give you some accurate idea)...ask agent what he/she can sell for in good condition, confirm.. then factor arv, repairs needed, make offer with 10 day due diiigence professional inspection....

..are you offering an almost full retail-market priced forclosure anyway, then are you going to hold it for cash flow? 

ask about, focus on, and offer on numbers..

I'm actually interested in staying in your airbnb, i don't know Tallahassee, but its calling me...the cottage thing, quiet neighborhood, are you near a national forest?

I bought in Raleigh NC while in Virginia area of DC, for the first time years back, as a out of state landlord.. I was terrified....i wish i had bought more..

light fixes, and holds, turn over to prop mngmnt, with right funding in place beforehand is pretty easy..even less emotional than being to much into it involved present...i just suggest don't buy substantial fix, rehab and flip from out of state...and not knowing area or connections...but hold is pretty easy, not so hard, with right agent boots on ground...
