Regarding Flipping, in fast market and system to make offer:

Do you (1) have agent go see it and estimate repair costs,  (2) and then formulate offer number, and if accepted (3) then have a GC go to document in writing repair estimates during due diligence?

Post: Cash out refi, qualifying, exit strateg for hold rather than flip

I want to use private money lending to jump on a deal, cash offer.  I will have to refi cash-out exit plan If I hold it for good positive cash flow, and not flip it.  I am terrified not being able to  qualify for refi-cash out for 30 year fixed for exit strategy...

I own three properties paid off in cash, high credit,but self employed, income shows issue on paper.

Your input on cash out refi, for a newbie, .. I need confidence builder to take action, my first time doing borrowing like this..

hi all, I'am out of the country, this is a proactive question, no contract/deal specific. What is acceptable, and least pressure on me, being out of country, and acceptable solution for smooth closing?
1. A closing company give specific document for specific property ahead of time, giving poa to my father, I can take it to US. embassy for stamp notarize within a couple of days and scan/email back. 2. Can the closing company email me the closing docs, I print them, and take them to notary within 48 hour appointment approximately, and then scan back or mail back to them? I prefer #1, #2 is too much pressure,  any input? 

** (I will be either getting a HELOC shortly to make a cash offer on deal, or use hard money/plus my own cash to do cash offer)
