I am high credit, no debt, cash reserves, 600K equity, hv rentals...

issue: income on paper....

130k, cosmetic 25k, arv 190k+,

3/2, sfh,

NE fl, Jacksonville Florida, south burbs counties..

(no deal under contract right now)

I want to know your terms, numbers, how the math plays out, what's needed out of pocket...

I've never done a refi, cash out on existing long-term hold.., but can consider....if i pull money out I feel ill be barely even..i don't want to sell it just yet...
