Congrats so young and first flip, Ormond is great area for living, and competitive for rehab flip.....watch your numbers and exit, trickiness of condo,,,,your in transition, maybe stay in flip mode further experience,   and loan for investment or owner occupied.

don't give up on buying land, but be able to do your due diligence period before and during and after, locally...land lots seem to be getting more popular than ever..sort of like mobile homes when they were uncool and have become a hot item..

thats looking like 20-25k max profit on flip..to be taxed.. or refi cash out 6k in fees..and the cash flow on that would be a few hundred or break even annually?

...or from an emotional standpoint, sounds nice to own in that beautiful area and airbnb it..

the first rehab flip aint over though until its over..congrats on learning.....there might be more unforseen factors coming to sway your decision.

Could you suggest a  insurance company specialized for insuring a rehab, and flip, 6 month holding.......in Florida Jacksonville , St Augustine..

I have a Geico subsidiary for longterm investment properties...but for flips.....I am assuming there is a go to company for short term holds that need work..

it is my experience that you will not find this...that it's uniform, national , not state to state decision.... I even assumed you had to live in the property for a year before you qualify for Heloc,, but I have found that you can apply 1 month early if you sign something saying you will make subject property your owner occupied within a month,..(how long you have to live in it before you make it a rental again to avoid penalty, im not clear)

but its a "home" loc, not an "investment, tenant rental" loc..
