- While I am out of country, how can i (a U.S. Citizen) resolve the cashiers check issue needed on demand, to participate  in any onsite live auction bidding for real estate?

- (in other words), how does an investor buyer of real estate, weather in Alaska or Hong Kong participate regularly in live auctions with boots on ground in another state, to have cashiers check ready each time, without getting on a plane?

- is there is a systematic and duplicatable solution to solve the cashier check thing ?

Has anyone had any luck taking a class to get access to the mls?

(in either North carolina or South Carolina?

Could you share the cost of the class, and monthly fee and link?

Did it also give you access to write your own offers from the brokerage office and credit them as the representative?

Is there an ameritrade-like system out yet for submitting offers on real estate in the MLS monopoly?

or any app we dont know about?

We want to automate our offers and do not want any one in the middle (agent) resisting, and coaching for retail or 5% off retail., etc..or adding resistance psychology, ...or not wanting to submit offers...or trapping buyer into some contract agreement to capture retail..

Until that app is out, and the site is launched, what duplicatable system is there for investor buyers to submit offer offer numbers directly to listing agent, at will, and automate and repeat?

disclosure, we love agents, and we know they work hard, and are good at selling and marketing, we appreciate them , have friends who are agents,  they are set up and trained in a monopoly system set up for sellers, not for buyers...agents and investor-buyers are frenemies, opposites sides of end goal, and don't mix...

in signing a purchase contract, if LLC buyer is their own cash with hard money also, fast close...

can buyer show cash buyer...or contingent, (so not to put anything, like earnest $ in jeapordy, but still show strong offer).

"Buyer will pay cash without contingency"...

or part two, 

"buy is contingent upon approval from 'other____...

- what is your experience, most investors are using hard money and saying cash…can buyer show cash without jeopardizing the buyer earnest money?

- thank you all for response....

- even the broker agent, is offering to be POA property specific for close, they say they do it all the time, broker agent knows it is LLC.. I have advised agent per my understanding, it is not possible to do POA for LLC, in any case..

- I will work on giving signing authority in LLC, ...

1. oh, LLC Buyer = no possibility of doing POA....thx!...

2. Give designate (my father, etc)  signing authority in the operating agreements, in connection with acquisition with real property...

brilliant.

3. hopefully that will fly with HML, i will double check..with HML or title company..

**. curious, do you think a U.S. consulate notary witnessing signing of individual for LLC as buyer does work? (or for only personal buys?) I would like to always have that as backup and Iam not sure)

***. fyi, a company using skype and video is emerging and offering service to record signing but not sure if we are there yet as being legal..or if  this is state and county specific, not sure specifics.)

Hi 

I need to have a POA (my father in Reston VA) set up, ahead of time being proactive to give wet signature to purchase of any property I buy, for purpose of speed efficiency for close

The buyer is me, out of country (Singapore, u.s. citizen, buyer is LLc using my own and hard money,

Purchase is Jacksonville FL

No contract yet.. being proactive..

I'd like to give him POA for purchase of real estate as my LLC, for x amount of time.

Do you think a title company will give me a general power of attorney form that I can Give POA to my father while I am out of country, without specific purchase address?

(If I get the POA form, do you know if I can network for a private notary here to notarize for u.s. citizens, or must I, (all u.s. citizens) have to take all forms to the U.S. consulate?)

(I do not want to close at consulate, I'm.determined to get a POA set up ahead of time, without having to have a specific address and tight close and pressure)
