What are you actually seeing out in the field? 

I'd pay close attention to the politics of being a landlord here in Colorado. Laws are changing, and they are becoming or trying to become VERY tenant friendly.

Do you have 18+ months to deal with the City and get them built? Permitting time with Denver is atrocious. How would you build if you are cash poor at the moment? A developer MAY partner with you, but I don't think it's worth the headache. Building into this market carries risk right now. 

I'd identify something to 1031 into first if you have enough gain, and maybe put a developer on a longer contract to close to give you more time.

I've seen the city red tag garages with people living in them. What about plumbing? I can send you someone that MIGHT be able to.

I don't know who would share their secret wholesalers. I won't. 

Also, I refuse to do business with either big company with the initials "NW." All I can say is make sure you do your OWN due diligence. I've seen too many get burned relying on advertised numbers.

Are they in the City of Denver or surrounding? Denver has been abysmal for planning, building and development. I have someone you can talk to that is on the GC side of things if you'd like to reach out. 

I sold a home last year that I was going to pop the top on due to Denver's issues. (also costs, supply chain, etc)

Rates are going up and going to strain the market more. Lack of supply is pushing values higher at the moment. I'd T-Bill ladder for the time being.

 That's it in nutshell more or less. Title will cut you a check at closing to pickup or you can wire to your bank. However finding the deal will be the hardest part. Start talking to friends, family, etc to see who needs to sell. Leveraging your network will give you the best deals.
