If it is really bad, then the subfloor may be compromised as stated above and may need replacement. I used "pro's choice odor barrier" instead of kilz per the recommendation of my carpet guy. I just rolled it on the subfloor before the carpet was laid.

Make sure to wear a (good) mask; sealants, paints, etc emit strong fumes!

Did you buy the blueprints online? If so, what is your opinion of it, etc?

I would start small and then outsource once you get to that point. I have outsourced callers and wasn't impressed. They are not as motivated as you to get the deal done.

I'm in the same boat. My client has 20+ years of smoke in this home. He doesn't smell it anymore, but the smell it overwhelming. I had a long talk with him yesterday about it.

We are moving him out, but not sure if we are fixing it up to sell or selling as is. I would hate to fix it (new flooring, kilz the walls, repaint, etc) only to have it come back to haunt us...

x2 on what can be done.

I have been to a few of Greg's classes and was impressed. Although I haven't used him.
