Section 8 on a house hack....interesting. Whose idea was that? Hopefully Sean with post next time with how that plays out. I'd love to hear some stories about it.

Buy something this fall when the market calms down. Get a roommate and see if you even like the landlord business.

I'm buying 2 duplexes this month off market. Deals can be had, but you need the right network. On market deals are still tough to pencil out.

Have you ever worked with Section 8? Do you think you'll get 6 to share a house? Are you going to live there with your wife? What are her thoughts on living with 5 section 8 tenants? How much space do you need for that many people? Those $450k homes... are you familiar with those areas? Are all those bedrooms "conforming?" 

Oh and in the case of default, it would DESTROY your co-signers credit. It's a huge risk for him/her. You do not take "most of the risk." Also, it would be an "investment" loan, and the rates would be higher. 

If you are going this route, I'd go solo with a DSCR loan or something comparable. Forget the co-signer.

I'm buying 2 this month. The numbers have to make sense, and you have to be realistic on pricing.

Be wary of any company with the initials NW. I'm sure you've already been contacted on this site by them. Make sure to do your OWN due diligence. Don't rely on ANYONE'S numbers.
