After talking to one of these companies, you'd be surprised at how many places test hot that you wouldn't expect. She told me a story of a $2mln home sale in Boulder that tested hot. Turns out the daughter's boyfriend was smoking in the bathroom...

Sometimes they can scrub, others it has to go down to the studs and rebuilt if there's been a lab. If I can think of the company I'll chime back in. Here is a good PDF to read from Franscona(although some info may be dated):

You are the seller. You can do what you want. 

You'll see what the BA wants in the offer, and you can have your agent negotiate from there. It's going to be just like a commercial deal. You can analyze it all you want, but until you get it on the market, you don't know what the market will dictate. I will say this price point is slow depending on location. If I was selling, I'd do all I could to entice someone to bring me a buyer. We were already seeing 4%+ to the BAs in some cases.

Never heard of closing connection, but make sure anyone is underwritten by one of the big boys. A ton of us use Tina B at First Integrity.

Please do your OWN numbers. Be wary of anything from the big wholesalers. If it's one of their "cattle calls" then move along. I work a lot in this space, and I've seen too many people get burned relying on someone else's numbers.

One word... Liability. What if something goes wrong post closing?

You'll also have to disclose that you didn't pull permits if you do work that requires a permit. Buyers are getting savvier, and the permit search comes up on inspection.

Not difficult. Inventory is up, and there are deals out there. However you'll need an agent to assist with the transaction. You need to get pre-approved with a lender as well.

I'd offer cash for keys. Under no circumstances would I let them stay. Are you using the foreclosure contracts from DORA? Please do if you are not.
