Yeah, what did the AI do exactly? Are you saying it scraped those sites, found a deal that fit your parameters, and found a MF for sale and pulled the data? Or??

You need to learn a trade if you want to go start flipping. "Getting into flips" right now is risky, ESPECIALLY since you don't know what you're doing. 

I'd keep the rental, turn your current home into a rental, and buy another primary with a low down payment. Then rinse and repeat.

My architect, who's been working here for 40 years, said don't bother with trying to change zoning for a spec. It's too much of a gamble. 

Depending on your scope of work, Denver could be a few months to over a year. Plus you'll need time for plans, etc. Figure 18-24 months for a big (permitted)project.

Are you the only member? Is it just 1 flip? I did one for a pop-top and just registered with the State, got my EIN, and created an operating agreement.

I've used Franscona in Boulder for some legal work.
