You can also do a rate and term refi without the seasoning. Your lender might tell you that you can't, so find another lender that will. It would be a rate and term based on appraised value.

Are you able to qualify on your own at all or do you need a co-signer now??? You need the 3.5% down? Where is CAPEx, repair, etc $$$ going to come from? AND you want half of the split??? 

As an investor, you'd have to sweeten the deal quite a bit more. I'd suggest saving your own coin and going at it alone.

I'm actually finding more deals now. It's easier than it has been if you are actually looking in the right places. I even found one on the MLS for the first time in 10 years!

And YES, you need a spread like that for it to be worth it, and really more than that. The overbidding saved a ton of investors over the last few years, but now those same guys are having difficulty or have been caught holding onto property from the big wholesalers. 

The "cattle call" wholesalers are notorious for bad comps, repair numbers, arvs, etc. I suggest you get your own leads or work with someone that can find those for you solely.  I don't see any deals from home trust, but I use them to gauge off market deal flow because of their size. I won't do any business with companies that have the initials NW. As always, do you own DD please!!

A friend of mine just got strong armed into paying an attorney $800 here in Denver for this exact reason.

Our counties here in Colorado publish this info daily for free. However that is after the NED is filed. 

I don't think you can legally find those lists anymore where people are a month or 2 behind.

Did one with Franscona earlier this year. Tschetter had some class action against them at the time. 

@Steve K. Cash for keys sometimes works and can be cheaper than an eviction. I've gone that route a few times. We did it a TON during the foreclosure days.

Denver is saturated with wholesalers, etc with huge marketing budgets. I'd try Nashville first, and then add Denver when you become successful.

Why are you having issues with funding? What are you trying to do? Is it your primary or investment?
