Post: Tenant wants to remove light fixture

I agree with @Mike Dymski fully on this one. Allowing them to install the ceiling fan only made sense if this was something you wanted to keep in the future. 
Since the light fixture is expensive and the tenants have clearly already done some damage to it (by leaving it outdoors), you can definitely bill them for it.

@Seth Baumgartner It sounds like you are just managing a single property, so I actually disagree with the others. I don't think it's worth hiring a property manager just yet. I feel like until you get your property ready, it's going to be hard juggling your time between work and your family. But once your property is ready to be listed, find a good property management software that has all the features you need - Listing Syndication, Tenant Screening, Lease Signing, Rent Collection, etc; and you should be able to have a much better work-life balance.

@Jess Na If you're looking to switch to a free property management software, then I definitely recommend Innago. We've been using the platform for years and we absolutely love them.

We use granite for countertops. Granite is pretty durable, heat-resistant and aesthetically appealing. They are also pretty low maintenance and have worked well for us.

I agree with the others. Hire a professional and bill them for it.

@Diego L. An ozone machine has been helpful for us in the past, but its effectiveness depends on the severity of the odor. I recommend looking into enzyme cleaners as well, as they are also effective in removing odors.

@Jay Levy We use our property management software, Innago, to manage the entire screening process. Initially, we conduct a pre-screening by sending out a basic application to determine if applicants meet our minimum requirements. If they do, we elevate their screening level, which prompts the applicant to complete an application that includes credit, criminal, and eviction checks. We also incorporate income verification as part of our screening process. Once the reports are returned, we verify references and occasionally contact a past landlord to ensure thoroughness.

@Angela Armstrong To begin with, you can inform your tenant of the issue, hoping this will prompt them to stop. If they continue smoking despite the warning, you can then serve them a formal notice addressing the problem.

@Jeffrey Richard I recommend Innago. They have been a trusted property management software and we use all their features. They are free to use and the software is super easy to navigate. Since they're free, I would say that they are very cost effective haha
